What information do you need to get started?
We’ll find out about your short and long-term goals and any restrictions you have in place for your property. We love to meet our prospective owners so please call us and we can arrange a time to meet at a place convenient to you, or via video call if you’re interstate.
How will I know the rental value of my property?
You’ll get the best idea of your property’s value in the current market by comparing it to similar properties. The market plays a large role in determining how much rent you will receive and we can assist by advising the demand for a property similar in a particular area.
How long will it take to find a tenant for my property?
In our experience, well-presented properties that are professionally marketed using digital photography and priced according to market conditions will stand out from the crowd and therefore will attract a suitable tenant faster.
How will you find me a tenant?
We will utilise our extensive tenant database, provide on-site signage and use proven internet and social media strategies.
How do you qualify tenants?
The two most important criteria a tenant must meet is their ability to pay rent and their ability to maintain your property in its current condition. We check all references including current and previous employment, current and previous tenancy history along with requesting written proof of income, rental payment history and social media networks.
What is the average length of tenancy?
Most tenancies are initially six or twelve months. We contact the tenant two months prior to the end of the lease to renegotiate a renewal usually equivalent to or greater than their initial period.
How can I guarantee that my property will be well looked after?
Every tenant’s application is screened very carefully and clear expectations are set from the outset. Our experienced team will conduct thorough entry, exit and routine inspection reports with photographic evidence to minimise any issues that may arise during the tenancy. All repairs and maintenance are communicated to you and addressed in a timely manner for approval.
What costs do I need to pay?
We tailor a pricing solution to suit your needs. Example costs may include leasing fees, management rates, renewal fees, advertising costs and statement charges.

What if I want to sell my property?
You are still entitled to sell your property even with a tenancy in place. Our strong relationships between the sales team and the tenants enable us to seamlessly market and gain access in accordance with the Residential Tenancies Act.
Why use a professional property manager?
Our experienced team will effectively manage the tenancy from finding the tenant through to rent collection, repairs and upkeep, renegotiation and compliance to maximise your return on investment.
What if I want a rent amount that is higher than your recommendation?
You may place your property on the market at whatever rental amount you wish. However, keep in mind that market demand sets the rent, and if prospective tenants looking for a rental property think that the asking rent is too high, your property may stay vacant longer than necessary.
Do you guarantee the tenant?
We can never guarantee the performance of the tenant for your property. We can only use our professional skills and experience to verify that the tenant can afford to pay the rent and to form an opinion on whether the tenant will maintain the property to an acceptable standard.
Our responsibility is to minimise any potential problems by carrying out our services to you, drawing on our many years of experience and continued training and education.
Can a tenant break the Tenancy Agreement?
Residential Tenancy Agreements are legally binding contracts. There may be cases where the tenant can vacate the property before the fixed term expires, but we can discuss these with you before we take over your property management.
How are you managing restrictions surrounding COVID-19?

COVID-19 is an evolving situation that changes frequently. As managers and business owners, we stay up to date with government announcements and follow regulations as soon as they’re released.
We commenced written correspondence to all the stakeholders, owners, tenants and our supporting trades with all likely scenarios gained from the government and the REIQ.

With almost 30 years’ experience in business, specifically real estate, we have remained confident in the knowledge that our business will get through these challenging times by making changes and observing restrictions where necessary.

We’ve remained personally in touch with our owners by telephone and email and have taken special care to guide them through this unprecedented path. At this time, none of our owners have experienced any financial loss associated with COVID-19.
